If you are renting, you and your landlord complete a move-out condition inspection, and your security deposit depends on it. In B.C., it is the tenant’s job to clean the unit when moving out. Our move out clean follows the areas landlords and property managers look at most:

A Practical Plan for Your Richmond Move

Confirm your move date and your strata or landlord requirements. If you live in a strata building, check whether you need to book the elevator or a loading area. Ask your landlord when the inspection is scheduled.

Book the clean after the movers leave. Cleaning4U needs the unit empty so we can reach cabinets, closets and floors. Make sure the lights and power are on.
Walk through with us. The walk-through before and after the clean is free. If you are not there, we can arrange access.
Photograph the finished unit. Photos help if anything is disputed.
Send your forwarding address in writing. Your landlord then has 15 days to return your deposit, provided there are no issues.

If Something Is Missed

If your landlord is unhappy with any part of the clean, contact us within 24 hours. We will return to address it at no additional cost where appropriate. Because the return visit needs time, book your clean before the inspection.

Best cleaning company I've used so far. It was definitely worth taking the time to write this review. I needed cleaners for my move-out cleaning, and I found Cleaning4U on Google. I read their reviews, and while they had both positive and negative feedback (which is natural for any business), I decided to give them a try. I called, and Manilka answered the phone very politely. She provided me with a quote based on the number of bedrooms and bathrooms. I agreed to the price and the terms, and I received an email confirming the details and a deposit request. After I paid the deposit, I received an invoice. The day before the cleaning, I got an automatic reminder text, which was very helpful. On the cleaning day, the team arrived and did a walk-through with me. After the cleaning was completed, they did another walk-through to ensure everything met the standards. I was very impressed—they even had shoe covers for me. Once the job was finished, I signed the paperwork, and soon after, I received a text asking me to rate their service. Additionally, someone from the customer service department called to check how everything went. They also mentioned that if my landlord wasn’t happy with anything, I could call them immediately, and they’d send someone to redo the work. These extra steps really made my life so much easier. I love Cleaning4U! They saved my move-out experience 100%. When I was moving out, I initially thought I would clean the place myself to save some money. However, I quickly realized it was a lot for me, so I began looking for a cleaning company. I found Cleaning4U on Google and was impressed by their great reviews, so I decided to book with them. My cleaning company canceled last minute, and I was really worried about finding a company to clean my condo and do carpet cleaning. However, the call center agent, Eshi, told me she would try to rearrange a move around few appointments and get me a slot. After 45 minutes of effort, she was able to book my cleaning for the next day. They mentioned that the carpet cleaner would only be available on the 2nd, but Eshi assured me that she could communicate with the landlord to arrange access if I wasn’t around on that day. Three people came to my house. The lady who cleaned my kitchen wasted her time by hand washing dishes when I had a dishwasher. She didn't clean the fridge or the inside of the cupboards, she just wiped the outside. The men who cleaned my bathroom didn't clean the cupboards at all. It was a waste of money. Two people could have done a better job. I've hired cleaners before and this is not a professional service.

I had a terrible experience with Cleaning 4U. They are unprofessional, irresponsible, and completely unreliable. Despite their invoice claiming the apartment was “deep appliance cleaned,” this was an outright lie. When I moved in, it was clear they had only cleaned the kitchen cabinets and ignored everything else. Here’s what I found: • The gas fan was covered in oil. • The washing machine was full of black mould. • The dishwasher was filthy. • The walls were dirty. • The balcony was full of rubbish. • The bathroom shower cabinet was dirty. This company clearly doesn’t take their job seriously or care about delivering quality service. I strongly advise against hiring Cleaning 4U—they are a waste of time and money. Look elsewhere for a reliable cleaning company that actually knows what they’re doing!

I’ve been using the company for 3-6 months now and am very satisfied with them overall. They are reasonably priced for the lower mainland area , always send the same team so I don’t have to explain things again and again and have a simple payment process. The cleaners are always on time and if there are any delays , it is communicated in advance with proper reasons. They do a very good job and make a special note to incorporate any feedback I give them into their next round. A special mention to Eshi who is on top of bookings and has a pleasant and supportive attitude as well as the cleaners Yeral and Mara.
