How to Choose a House Cleaning Company in Vancouver
Choose a Vancouver house cleaning company by asking four things before you book: Are the cleaners insured? Is the company registered and in good standing with WorkSafeBC? Are cleaners background-checked? And what happens if you are not happy with the result? A good company answers all four clearly and in writing. A company that dodges them is telling you something. This guide explains each question, how to verify the answer and what to watch for in the quote.
Why These Four Questions Matter
A cleaner is in your home, often when you are out, working near your belongings. Most visits go perfectly. The questions below protect you in the rare case they do not. They also help you compare companies on something other than price. If you are still weighing cost, read our guide to how much house cleaning costs in Vancouver.
1. Insurance: What to Ask For
Insurance matters because accidents happen: a cracked tile, a broken lamp, a spilled bleach on a rug. Without insurance, you may have to cover it, or argue about it.
Ask these questions
- Is the company insured, and what does the policy cover?
- Are the cleaners covered while working in my home?
- Can you send me a certificate of insurance?
- Is the company bonded, and what does that cover?
Insured and bonded are not the same thing. Liability insurance generally responds to accidental damage or injury. A bond is a separate financial protection that can cover losses such as theft. Policies differ, so ask what the company actually carries and ask to see the certificate. Be cautious if the answer is only “yes, we are covered.”
What Cleaning4U states publicly: our Terms and Conditions say Cleaning4U is insured, and our FAQ confirms we carry bonded insurance. Our terms and conditions also say what we are not liable for: pre-existing damage, items that are not secured properly (such as unstable furniture) and natural wear and tear during normal cleaning. Read the terms of any company you hire for the same kind of exclusions. Ask us for details when you request a quote.
2. WorkSafeBC: Why It Affects You
In British Columbia, businesses that employ workers are generally required to be registered with WorkSafeBC, the provincial workers’ compensation board. WorkSafeBC explains that if you hire an independent business as its customer, you are not eligible for WorkSafeBC coverage, and it is the business’s responsibility to know whether it is required to have its own coverage (WorkSafeBC guidance for homeowners).
WorkSafeBC also has a tool to help you check. A clearance letter shows a business’s standing with WorkSafeBC, including whether it is registered and up to date on its premiums. WorkSafeBC says that if you hire a registered contractor who is not making required payments, you could be liable for the insurance premiums for the work they do for you, and it advises requesting a clearance letter before work starts and again before you make the final payment.
How to check
- Ask the company for its WorkSafeBC account number, or its exact legal or trade name.
- Search for the business using WorkSafeBC’s online clearance letter application.
- Look for the status “active and in good standing” and check the date the clearance runs to.
- Save or print the letter for your records.
If a company cannot tell you whether it is registered, or hesitates when you ask for the number, treat that as a warning sign.
What Cleaning4U shows publicly: our website displays a WorkSafeBC badge. We encourage you to look up any provider, including us, using WorkSafeBC’s clearance letter application.
3. Background Checks: What They Cover and What to Ask
Background checks help you feel comfortable giving someone access to your home. They are only meaningful if you know what is checked and when.
Ask these questions
- Are all cleaners background-checked before they are hired, or only some?
- Who does the cleaning: employees or subcontractors?
- Will the same team come each time, and will I know who is arriving?
- What is the company’s policy on keys, access codes and personal belongings?
What Cleaning4U states publicly: our FAQ says all of our cleaners undergo a background check before they are hired. We also have a strict policy against bringing personal belongings into customers’ homes. Our cleaners remove their shoes or wear shoe covers inside, bring all supplies and equipment, and you do not need to be home during the cleaning. You can read the full answers on our FAQ page.
4. Guarantees: Read the Fine Print
A guarantee is only useful if it is specific. “100% satisfaction” means little without a time limit, a process and a clear remedy.
Ask these questions
- How long do I have to report a problem?
- What does the company do to fix it: return, redo, refund or something else?
- Is there any cost to me for a return visit?
- Is the guarantee in writing, such as in the terms?
What Cleaning4U states publicly: under our satisfaction guarantee, you have 24 hours to contact us if you are not satisfied. We will return to address the issue at no additional cost where appropriate. This is in section 5 of our Terms and Conditions. A free 10-minute walk-through before and after the cleaning also helps you spot issues on the day. Our about page tells the story of why we put this in place.
Other Things Worth Checking
Supplies and products. Does the company bring its own supplies? Which products does it use, and are they safe for children and pets? Cleaning4U brings everything with it and uses plant-based, eco-friendly products.
A written quote that matches your home. Ask what is included and what is extra. The quote should reflect your home’s size, number of bathrooms, the type of clean and any add-ons. Cleaning4U offers free quotes, and we reply within one business day.
Communication. Does the company send reminders, answer the phone and explain what to expect? Cleaning4U sends a reminder text 24 hours before your appointment.
Cancellation and payment terms. Know them before you book. Ours are in our terms and conditions: at least 48 hours’ notice to cancel or reschedule, and payment at booking or on completion unless otherwise agreed.
Reviews, read in context. Look at the whole picture: volume, recency and how the business replies to negative feedback. A mix of reviews is normal for any business; ask how the company handles problems.
Local presence. Is there a real address and phone number? Cleaning4U is based at 1668 Davie St, Vancouver, and serves Vancouver, Burnaby, Richmond, North Vancouver, West Vancouver, East Vancouver and New Westminster.

FAQs
Should I hire an insured cleaning company?
Yes. Insurance protects you if something is damaged or someone is hurt during the clean. Ask for a certificate of insurance and ask what it covers. Cleaning4U states that it is insured and carries bonded insurance, and we can discuss details when you request a quote.
How do I check whether a cleaning company is registered with WorkSafeBC?
Use WorkSafeBC’s online clearance letter application. Search by the company’s WorkSafeBC account number or exact name, and look for “active and in good standing.” WorkSafeBC advises getting a clearance letter before work begins and again before the final payment.
Are all cleaners background-checked?
It varies by company, so ask directly. At Cleaning4U, all cleaners undergo a background check before they are hired, according to our FAQ.
What is a good cleaning guarantee?
A good guarantee is specific: it states how long you have to report a problem, what the company will do and whether you pay for the fix. Cleaning4U gives you 24 hours to contact us, and we return to address the issue at no additional cost where appropriate.
Is it safer to hire a company or an independent cleaner?
Both can be good. The key is verification. With an independent cleaner, you carry more risk unless they can show insurance and WorkSafeBC standing. With a company, ask for the same proof. Compare what each price includes, not only the rate.
